Description: This 33-story, 500,000 sf tower includes 251 condominiums as well as 4,200 sf of ground-floor retail space. It also includes 40,000 sf of office space for the headquarters of the Battery Park City Parks Conservancy, which operates 32 acres of open public space at the southern tip of Manhattan. This building is conditioned by a direct gas-fired absorption plant. Each apartment is provided with ventilation air that has been dehumidified and tempered from a central ventilation system with an enthalpy wheel energy recovery system. In-building blackwater treatment and stormwater storage systems provide non-potable building water. This building also employs local power generation using photovoltaic panels and a 60 kW micro-turbine.
