Description: 

The historic South Station terminal is now being transformed into a high-performance, mixed-use tower rising 680 feet above South Station. Cosentini provided MEP/FP design services for this 51-story tower that includes premium office space, luxury residences, dining, retail, and a rooftop park. The project also includes an expansion of the existing bus station, alterations to the rail station, and a 5-story parking garage. Cosentini worked with the design team to develop a space that focuses on providing an environment for peak performance and productivity for both residents and professionals.

The new tower is served by an energy-efficient central plant with fan coils serving the condominium units and air handling units serving the office floors. In addition, low-flow and low-flush plumbing fixtures contribute to the building’s sustainability goals of both LEED Gold, WELL, and BREEAM Excellent. The project presented many challenges, including configuring the mechanical equipment to maximize ceiling heights, connecting the new design to the existing terminal, and coordinating between several consultants and entities. Cosentini also carefully coordinated the new incoming services transferring through the existing train station without disrupting service to this popular transit hub.

This transformative project will realize the State of Massachusetts’ 1978 initiative to create a mixed-use intermodal transportation facility at South Station, adding sustainable office and residential space to this hub near Boston’s downtown, while connecting the 30,000 daily customers who use the existing rail service to bus and subway systems.
